Can I edit the file and call it my own?
You can edit it as much as you like and your edits are yours. You cannot present the unmodified design as your own original work, and editing does not turn the file into something you may resell or redistribute.

Change text, colors, photos, layout, fonts — the license says 'anything'. What you make with the design is your work product.

'I designed this' about an unmodified catalog design is the one representation the license bars. About a heavily reworked piece, say what is true: you adapted it.

The prohibition on reselling files is not lifted by editing. A recolored template listed as your own template product is still redistribution.
